
When commercial property owners think about raising the value of a building, the list usually starts with the roof, the HVAC system, parking, the exterior, or interior renovations.
There is another infrastructure investment that belongs on that list: the building's network and structured cabling.
A modern commercial building is not just concrete, electrical service, plumbing, and HVAC anymore. The businesses inside it expect reliable internet, Wi-Fi, security cameras, access control, VoIP phones, cloud connectivity, and increasingly, smart-building technology. Every one of those systems depends on the network. That makes the telecommunications infrastructure inside a building less like an optional technology upgrade and more like another building utility.
The industry's own standards treat it that way. The Telecommunications Industry Association (TIA) writes the commercial-building cabling standards used across the United States, and they cover voice, data, video, wireless access points, and IP-based building systems, along with the copper, fiber, pathways, telecommunications spaces, testing, and administration behind them.
So how much value does good network infrastructure actually bring to a commercial building? More than the cost of the cable, and in more ways than one.
Connectivity affects how well the property markets
Commercial tenants increasingly evaluate technology infrastructure when they tour space.
CBRE research on fiber-enabled buildings found that offices were the most-searched building type, at 47% of fiber-location searches across the six markets studied, and that those queries were predominantly for Class A multi-tenant buildings. CBRE's conclusion was that connectivity belongs early in site selection and construction planning, not at the end.
There is also evidence of a measurable real-estate premium for strong digital infrastructure. Research by Cushman & Wakefield, published by WiredScore in late 2025, looked at ten years of London office leasing data and found an average 4.1% rental premium for WiredScore-certified buildings, rising to an average 7.3% for buildings holding both WiredScore and SmartScore certifications.
To be clear about what that means: installing Cat6A or fiber does not automatically raise a building's rent by 4%. Certification measures a broader digital-connectivity and smart-building environment, not cabling alone. But the research demonstrates something building owners should take seriously: tenants are placing financial value on technology-ready buildings.
Structured cabling is the technology foundation
The cable behind the walls and above the ceilings is invisible to tenants, but nearly everything they touch depends on it.
A properly designed structured cabling system can carry business internet, wired Ethernet, enterprise Wi-Fi, VoIP phones, IP security cameras, access control, digital signage, conference-room technology, building automation, IoT sensors, smart lighting, and environmental controls.
TIA maintains a dedicated standard for exactly this, ANSI/TIA-862-C, which covers structured cabling for intelligent building systems and the wide range of IP-based technologies they run on.
The alternative is installing separate infrastructure every time a new technology shows up. A standardized physical network supports many systems at once, and it makes the next upgrade easier instead of harder.
A documented network makes a building easier to lease
Imagine two similar commercial spaces.
Building A tells a prospective tenant: "Internet is available. Your IT company can figure out what cabling is usable."
Building B says: "The building has documented structured cabling, fiber pathways, telecommunications rooms, Cat6A drops, enterprise Wi-Fi infrastructure, camera locations, and multiple options for connectivity."
For a technology-dependent tenant, those are two different properties. The tenant walking into Building A may need to spend thousands of dollars (potentially much more, depending on the building's size and condition) before employees can work effectively. Building B removes that uncertainty before the lease is signed.
CBRE has made a similar point about in-building wireless coverage: reliable coverage has evolved from a nice-to-have amenity into an essential requirement, and addressing it can improve tenant experience, increase a property's attractiveness, and contribute directly to higher net operating income.
Good cabling reduces the cost of the next renovation
The biggest advantage of structured cabling is not what it does today. It is what it keeps you from having to rebuild tomorrow.
Picture a property going through tenant turnover. The next tenant wants twenty more workstations, eight wireless access points, thirty security cameras, access-controlled doors, VoIP phones, and conference-room displays. If the building went up without telecommunications pathways, spare cable capacity, proper network rooms, a fiber backbone, or documentation, that turnover means construction. And the turnover after that means construction again.
Structured infrastructure gives moves, additions, and changes an organized foundation. CommScope makes the same point in its physical-layer guidance: structured cabling delivers more predictable performance, easier troubleshooting, and the ability to ride through technology refreshes without ripping out the physical plant.
That is long-term operational value.
Power over Ethernet multiplies what the cable can do
Modern Ethernet cabling carries more than data. With Power over Ethernet (PoE), compatible devices draw both data and electrical power through the same cable. That includes security cameras, wireless access points, phones, sensors, access-control equipment, displays, and a growing list of smart-building systems.
Cisco notes that PoE reduces the need for separate electrical outlets at each device, adds installation flexibility, allows power to be managed centrally, and lets connected equipment ride on centralized UPS backup.
This is one reason the network has become a building-operations concern as much as an IT concern. A cable pulled for data today may be powering a camera or an occupancy sensor five years from now.
The network is what makes a smart building smart
The long-term opportunity gets bigger when the network is designed as part of the building itself.
Modern smart buildings connect HVAC, security, lighting, alarms, sensors, and workplace technology over common IP infrastructure. Cisco describes the model as combining building systems through secure network infrastructure so owners and operators can simplify operations and potentially reduce operating expenses.
The cable is the highway. The switches, wireless network, cameras, sensors, and building systems are the traffic moving across it. Without the highway, every new technology project starts with a construction problem.
Fiber gives the backbone room to grow
Copper does most of the day-to-day work inside a commercial building. Fiber earns its place in building-to-building connections, backbones between telecommunications rooms, multi-floor facilities, campuses, large camera deployments, and any run that needs more distance or bandwidth headroom.
Owners should think about network design at two levels. Horizontal infrastructure connects the devices and work areas on each floor. Backbone infrastructure connects network rooms, floors, buildings, and outside providers. TIA's standards cover both, in copper and in fiber, and planning both during construction or renovation is far easier than retrofitting pathways after the walls close up.
So how much value does cabling actually add?
There is no responsible way to say that $50,000 of cabling automatically adds $100,000 to a building. Commercial valuation does not work that way. The value shows up in layers.
Leasing value: a technology-ready property is more attractive to businesses that depend on reliable connectivity.
Operational value: organized, documented infrastructure makes troubleshooting, upgrades, moves, and additions cheaper and faster.
Construction value: installing pathways and infrastructure at the right time avoids repeated demolition and retrofit work.
Technology value: one physical layer supports Wi-Fi, cameras, access control, phones, IoT, and automation instead of five parallel installs.
Future value: a properly planned network gives the property a foundation for technology that has not been deployed yet.
And finally, real-estate value: studies of digitally connected and smart-certified office buildings have found measurable rental premiums. Those results reflect the value of overall digital readiness, not a guaranteed return on cabling alone, but they show which direction tenants are pushing the market.
Treat the network like a building system
The biggest mistake is waiting until a tenant signs to start thinking about connectivity. Developers, building owners, property managers, and general contractors should put network infrastructure on the agenda during new construction, renovations, tenant improvements, acquisitions, and major technology upgrades.
The conversation needs to go past "how many data drops do we need?" Ask where wireless access points will go, how many cameras the building could eventually carry, whether pathways exist between floors, whether fiber connects the telecommunications rooms, whether the cables are labeled and tested, whether more than one internet provider can enter the property, and whether the next tenant could walk in and understand what is already installed.
The answers determine whether the building has cabling, or whether it has a technology infrastructure strategy.
